The residential division

Owned, leased and operated directly.

Residential property was where Olive Tree Management began in 2011, and it remains the larger of the two divisions by number of tenancies. The holding spans four asset types, from single detached homes through to multi-family apartment buildings.

Every residential property is owned outright by the company and leased directly to residents. There is no third-party manager between a tenant and the owner, which means maintenance requests, lease questions and renewals are handled by the same organisation that holds title.

Because the intention is to hold rather than trade, buildings are maintained on a long horizon. Work gets done properly the first time because the company will still own the property in twenty years.

Single-Family Rentals

Detached homes in established residential communities, typically leased to families on longer terms. The largest category by property count and the foundation of the division.

Duplexes & Infills

Side-by-side and up-down duplexes, along with infill development in inner-city communities. Two tenancies on a single title, which suits areas where land is constrained.

Townhomes

Attached townhome and row housing, generally within managed complexes. A middle option for tenants who want more space than an apartment without the upkeep of a detached home.

Multi-Family

Apartment buildings held whole rather than as individual units, which allows the company to manage the building consistently and invest in shared systems and common areas.

Mature neighbourhoods with developed amenities, schools and transit. Steady tenant demand and predictable turnover.

Inner city

Infill and higher-density housing closer to the core, where land is limited and rebuilding makes more sense than expanding.

Suburban and Alberta-wide

Newer suburban communities in Calgary, plus residential holdings in other Alberta markets.
